Policies & FAQ
The details groups ask about before they book, in plain language. If anything here doesn’t answer your question, ask us and we’ll reply within one business day.
Booking & payment
How reserving a house works.
How do we book?
Pick your dates on the house page and send a request. We confirm availability and send a secure booking link with the full total. Reservations are guaranteed once payment is made.
When is payment due?
Reservations are paid in full at the time of booking. Bookings that aren’t paid on time can be released.
Are taxes and fees included in the prices shown?
Nightly rates on the site are before taxes and fees. Louisiana and New Orleans lodging taxes and a payment processing fee are added at booking and shown on your total before you pay.
Who needs to be on the reservation?
Please share the names of everyone staying overnight. The guest count can’t exceed each home’s maximum: Lyra 18, Luna 16, The Avery 20, or 34 for Lyra and Luna together.
Cancellation
Please read this before you book.
What is the cancellation policy?
Because we hold the entire house for your group, payments for direct bookings are non-refundable once your reservation is confirmed, including for weather, illness or changed travel plans. We strongly recommend travel insurance to protect your trip.
What if you have to cancel?
If we ever need to cancel your stay, you receive a full refund of everything you’ve paid.
We booked through Airbnb. Which policy applies?
Reservations made on Airbnb or another booking site follow the cancellation policy shown on that reservation.
What about no-shows?
A no-show forfeits the reservation, and no refund is given.
Security deposit & damage
How damage and incidentals are handled.
Is there a security deposit?
For Lyra and Luna, a $1,000 security and incidentals deposit may be required. It is charged two days before arrival and released within three days after check-out, minus any incidentals or damage. At The Avery there is no upfront deposit; damage, missing items or extra cleaning are charged to your payment method after check-out.
What counts as damage?
Anything beyond normal use: broken or missing items, cleaning needed beyond a normal turnover, and sheets or towels stained beyond repair (stains that remain after two washes). Makeup towels are provided to help.
How will we know?
We inspect each house before you arrive and after you leave. If we find damage, we contact you right away with the details before any charge.
Check-in & arrival
Getting into the house.
What time is check-in?
Check-in is any time after 4 pm. Early check-in can sometimes be arranged, but often isn’t possible when other guests are leaving that morning. Ask when you book.
How do we get in?
Every house has keyless entry. Your door codes are sent before your stay. We ask for a valid photo ID from the lead guest before check-in.
Is someone on site?
Each house has a caretaker on the property, and we’re a text or call away during your stay.
What time is check-out?
Check-out is by 10 am. Late check-out can be requested, but is often not available because of incoming guests.
Parking & getting around
Cars, rideshares and the streetcar.
Where do we park?
Lyra and Luna have on-site parking behind the shared gate, plus free street parking. The Avery has street parking along Prytania Street. Street parking in the Lower Garden District is free and unmetered; read the signs for street-cleaning days and don’t block driveways.
What about Mardi Gras and parade days?
St. Charles Avenue closes during parades and cars can’t cross the route. Park before parades start and plan to walk; the route is one block from the houses.
Do we need a car at all?
Usually not. The St. Charles streetcar is a block away and runs to Canal Street at the edge of the French Quarter, and Magazine Street is a few minutes on foot. Rideshares are easy to get on Prytania.
House rules
What keeps the houses, and the neighbors, happy.
What are the quiet hours?
Quiet hours are 10 pm to 8 am. At any time, music and voices should not be heard outside the property. Each house has a noise monitor that measures decibel levels only (no recording) and alerts us if the city’s limit is passed. A neighbor complaint results in a $1,000 noise fee, and repeated or continued noise can end the stay without refund.
Can we have a party or an event?
Gatherings with more people than your overnight guest count are events, and they need our written approval in advance. Share the guest count and plans at least 90 days before check-in. Approved events carry a non-refundable event fee, and outside vendors must be approved and provide a certificate of insurance. Unapproved events can end the stay without refund.
Is smoking allowed?
No. All of our homes are non-smoking, inside and out, including vapes and e-cigarettes. Smoking results in a $2,500 fee plus any cleaning or replacement costs.
Can we bring a pet?
Pets and other animals are not allowed under our current house rules. An animal on the property results in a $2,500 fee and can end the stay without refund. Service animals are welcome as required by law; tell us when you book.
Is there an age requirement?
At least one guest who is 21 or older must stay at the property for the entire reservation.
Can we take professional photos or film at the house?
Personal photos are always welcome. Commercial photography or filming needs our written permission in advance and carries a production fee. Ask about shoots on our Events page.
Can we sublet or transfer the reservation?
Not without our written permission.
Pools & outdoor spaces
Courtyards, plunge pools and balconies.
Are the pools heated?
Lyra and Luna each have a courtyard plunge pool. From October through April they can be heated to about 87°F for $100 per night per pool, with a three-night minimum. Please request heating at least a week ahead. The Avery has three courtyards but no pool.
Any pool and balcony rules?
No diving in the plunge pools, and please supervise children around the pools and on balconies. Please don’t sit on or lean over balcony railings.
What’s included
Already in the house when you arrive.
What comes with the house?
Utilities, high-speed wifi, bed linens and towels, robes, hair dryers, an iron and steamer, a fully equipped kitchen with spices and basics, and coffee makers. Lyra and Luna have a full-size washer and dryer.
Is breakfast included?
No. Each home has a full kitchen, and we can arrange grocery stocking, a private chef or catering before you arrive.
Is housekeeping included during the stay?
A full turnover cleaning happens between stays. Mid-stay housekeeping can be arranged for an extra charge.
Accessibility
Steps, stairs and the accessible suite.
Is there an accessible room?
Lyra’s Bedroom 3 is on the first floor with a wheelchair lift from the courtyard and a roll-in shower. Luna has steps throughout and no accessible suite. At The Avery, Bedrooms 2 and 3 are on the first floor with courtyard entrances; the other bedrooms are up stairs, and there is no elevator or ramp.
Safety & privacy
Cameras, monitors and smoke detectors.
Are there cameras?
Exterior security cameras cover the entrances and perimeter at each house, and at Lyra and Luna also the pool and courtyard. Noise monitors measure decibel levels only and do not record sound.
What if something breaks or the wifi goes down?
Tell us right away and we’ll fix it as quickly as we can. Utilities and equipment can occasionally fail; we don’t offer refunds for outages, but we work fast to restore them.
What about things left behind?
We’re happy to help find and ship forgotten items, but we can’t be responsible for personal belongings left at the property.
